Our Commercial Department handles transactions involving apartments, office buildings, medical facilities, hotels, refineries, retail and raw land, which are larger and more complex than residential transactions and require more skill and experience from the escrow officer/closer. We have closed some notable transactions in the state, including the financing for the sale of the Houston Astros. We represent very large title insurance underwriters so the size of the transaction is not limited in any way.
It is important for the title company to produce an accurate title commitment so that all parties can see the current status of title to the land. If there are issues that concern the buyer or lender, we will work with them to research and resolve the title issues. We can often reduce the legal fees for the parties by taking a proactive role in curative matters so the attorneys can focus on deal points.
Once the commitment is circulated and agreed upon, we start work on the closing. When you close with us you will get a closing statement well before closing. Items that are unknown will have a placeholder with updated numbers to be entered when available. We will also provide pro forma title polices that the insured parties can see well before closing. We are prepared to go to the buyer’s and seller’s location of choice for closing, so the signing of documents is most convenient for them.
Many of our closings involve multiple-property portfolios that often have multiple-state locations. We engage local title companies for the search, review and approve their commitment, and then we close and fund.
When the selection of the title company becomes a deal point, the compromise is for us to work with the other company on a partnership basis. They can examine and we can close, and share the premium accordingly. This usually works well and ensures that the closing will go smoothly.
