Our Farm and Ranch Department has closed “showplace” ranches on the edge of town, multiple-county ranches, as well as ranches that consist of thousands of acres in extremely remote counties.
We will obtain a title commitment from a local company, review same and either have the local company make corrections or modifications, or we will communicate directly with the underwriter to overrule the local title commitment as issued. Additionally, we review surveys and provide copies of the mineral agreements, leases, etc. to the parties and their attorneys. It can be very frustrating to parties who are conditioned to doing real estate deals with modern title companies to suddenly by involved with a small town abstract company with antiquated facilities, no flexibility and no sense of urgency. We overcome all of these issues.
The closings can be held in multiple ways – (i) the parties can come to our office, (ii) we can go to their office, or (iii) we can send the documents via secure email to the location of their choice. We have many excellent relationships with lenders who specialize in Farm and Ranch real estate loans.
